Sunset Beach was originally developed in 1955. A bridge was added in 1958, helping to develop it to for incorporation in 1963. Like the other Brunswick County beaches, the Intracoastal Waterway separates the beach line from the mainland, and the city occupies both. The town and beach are only 7.3 square miles in size. A nature preserve called Bird Island which is not developed adjoins the island to the west.

Until 2010, the only access to the island was by a swinging pontoon bridge which had to open for boats to go through and would tie traffic up all during the day. In the summer, it was opened once per hour for 10 minutes. A new 65 ft arch bridge was built in 2010, and boats can go under it now, no longer creating a traffic jam.

Well known for its extra wide, white beach, the Sunset Beach coastline consists mostly of beach houses and rental homes, with a small number of permanent residents mixed in. On the mainland side of the city, there are several of the planned golf communities that are so popular, including Oyster Bay, Sea Trail  Resort, and Sandpiper Bay.

The ICW in Sunset Beach offers several luxury condominium complexes such as Waterway Landing, which offers views of the Waterway and the ocean on the top floors. Condos in Sunset Beach are popular for vacation rentals.
